REA TE Potterton & James L. Murtagh Auctioneers and are delighted to offer for sale by public auction this superb c.327 acre farm incorporating an established Pre ’63 sand and gravel quarry and inert waste facility at Annascannon Farm, Killucan, Co. Westmeath.
Annascannon Farm stands out as one of the most exceptional and substantial farmland offerings to hit the market in recent years. Comprising predominantly top-grade grazing land, the farm is currently laid out in permanent pasture and tillage, reflecting its outstanding productivity. Beyond its agricultural strength, the property also holds significant value beneath the surface—with proven sand and gravel deposits in an area renowned for its rich limestone and high-quality quarry materials. This is a rare opportunity to secure a premier farming and resource asset in one of Ireland’s most fertile and resource-rich regions.

This impressive holding comprises of approximately c.198 acres of prime agricultural lands. Accessed via a central roadway, this gently rolling landscape offers top-quality grazing and fattening ground. The farm is thoughtfully laid out in well-sheltered, easily managed sections, primarily consisting of mature pasture and woodland, with approximately 16 acres dedicated to a thriving maize crop. A scenic avenue runs through the property and dividing the land into two main parcels—152 acres on one side and 46 acres on the other. Access between these sections is provided via a designated right of way, clearly marked on the accompanying map.

There is a further c. 75 acres located north of the Royal Canal; this superb block of prime farmland is laid out in 4 easily managed divisions. The land is currently under mature pasture but is equally well-suited to a variety of agricultural uses. With extensive frontage onto the scenic Royal Canal, the property also presents an ideal setting for a residence, subject to the necessary planning approval from Westmeath County Council.

c.53 acres are positioned south of the railway line and enjoy valuable dual road frontage—onto the main Killucan to Kinnegad road and a secondary route leading to Raharney—offering excellent accessibility. These lands are arranged in tidy, well-defined divisions, all currently in permanent pasture. While the land would benefit from some investment in drainage and reseeding, it possesses strong underlying quality and great potential. With targeted reclamation, it could be restored to highly productive agricultural ground. The property also includes the added convenience of a cattle pen, enhancing its suitability for livestock enterprises. With the added advantage of dual road frontage, the property also presents a prime opportunity for the construction of a residence, subject to the necessary planning approval from Westmeath County Council. A natural water supply further enhances the appeal of this exceptional holding.

This exceptional farm incorporates an established sand and gravel quarry and infill site for inert waste with a waste permit covering approximately 70 acres (28 hectares). Fortunately, the quarry and was established in the 1950's, pre the Planning and Development act of 1963. The infill site has good development potential and available capacity. Alongside three-phase power, the property is equipped with an on-site transmission booster, helping to ensure a reliable and consistent power supply—even in the event of network disruptions.

This is a unique opportunity to purchase the very best of agricultural lands with valuable sand and gravel deposits. A comprehensive Geophysical Report highlights significant sand and aggregate reserves within this area, pointing to considerable potential for further resource development along with a legal pack - both available from the solicitors with carriage of sale.
